The whole backyard in two proposals. Proposal 1823-2 ($99,000) clears the old deck, spa and kitchen, adds the sunshelf, benches and steps, and delivers new coping, tile, finish, deck and a complete Jandy pad, with engineering and every permit fee included. Proposal 1833-3 ($28,850) builds a new outdoor kitchen and closes the lanai with motorized zipscreens.

Potential advantages

A sunshelf for lounging. A new 8' x 15' shelf on the deep end with an umbrella fitting and its own LED light.
Benches and new steps. The shallow corners become benches with two LED bubblers, and a new entry follows the design.
Year-round water. The Jandy VersaTemp heats in winter and chills in summer, all from the iAquaLink app.
An outdoor room. A new kitchen with Bull grill, side burner and fridge, and zipscreens that close the lanai to sun and bugs.
Permits with no surprises. Every permit fee is in the price, and the private provider keeps the project at least 50% faster.

Limitations to resolve

Your selections. Pool finish color, deck material within the allowance, zipscreen color and the kitchen granite.
Kitchen granite. The countertop material of your choice is purchased by you; we fabricate and install it.
Two approvals. The pool renovation and the outdoor living are separate proposals; you can approve both or only the pool.
Timeline. About 2 to 3 weeks of engineering, 4 to 8 weeks for permits, then 8 to 16 weeks of construction.
Final layout. Dimensions are approximate; the final layout follows the engineered plans and site conditions.

Next decision: approving the renovation proposal (1823-2) lets engineering start; we then confirm the finish color, the deck material and the kitchen and screen colors together.
